Miranda main bathroom — 19 working days.

Full bathroom reno — strip, rough-in, waterproof, tile, fit — one crew, no subby delays. Client moved back in on day 20.
Original bathroom: 1988 pink tiles, a leaky Caroma suite, and a shower recess that had quietly been soaking the subfloor for years. We found the rot on day one.
Rob stripped the space back to studs and subfloor, replaced two floor joists that were soft, and re-sheeted in Villaboard before the waterproofer went in. Fixed the leak at source — a slow pinhole on the cold riser — which was the whole reason the job existed.


Rough-in shifted the vanity waste and added a second shower head. New Rheem heat pump hot water unit out back, piped back into the existing gas line which we then capped and removed.
Waterproofing done to AS 3740, three coats, independent inspection before tiles went down. Large-format 600×600 porcelain on floor and walls, mitred corners, no ugly trim. Grout colour-matched and sealed on the last day.
Fitout: Reece Mizu tapware, frameless 10mm shower screen, Kado vanity, heated towel rail, LED mirror. All electrical on its own RCBO, all fans ducted to eave — not into the roof cavity like the last bloke did.
Nineteen working days, quoted for 21. No variations. Client's been using it for eight months without a single callback.
